What is Privilege Gardens?

It is a single residential building of 32 apartments on Rua de Costa Cabral, Antas, in the Paranhos parish of eastern Porto. The homes are spread over 7 floors, from floor 1 to floor 7. The structure has a ventilated stone facade and an A+ energy class, the top rung of Portugal's residential energy scale, and every apartment comes with at least 1 private parking space. Tower 1 — the building described here — is already under construction.

Two of the 32 homes are three-bedroom (T3) apartments on the top floor; the other 30 are two-bedroom (T2) apartments running up through the floors below them. There is no studio and no four-bedroom plan in the building: the whole development is a focused mix of T2 and T3, which keeps the floor plates and the shared services simple.

The mix: 30 T2 homes and 2 T3 homes

The two-bedroom homes are the heart of the building. Their interiors run from 79.8 to 88.09 m², each with a private terrace of 13 to 18 m² and 1 parking space — except the 7th-floor T2, which carries 2 spaces. There are 5 distinct T2 plan variants across the building, so the layout you choose depends on the floor and the orientation rather than a single repeated box.

The two three-bedroom homes sit alone at the top. Each is about 141 to 142 m² of interior space — close to double a typical T2 — with a generous terrace of roughly 56 m² and 2 parking spaces. One T3 faces Rua de Contumil and the other Rua Diogo Cão, so the two top-floor homes look out in different directions over the neighbourhood.

What does it cost?

Available homes are priced from €357,500, with the three-bedroom T3 homes at €730,000, per the developer's first-party price list (June 2026) — the figure you would pay us for the home itself. These are developer prices, not a market comparison, and we keep them apart from neighbourhood asking-price studies on purpose, because a developer price and a portal asking figure measure different things.

The lowest available home, at €357,500, is a T2 of about 80 m²; the €730,000 figure is for a top-floor T3 with its 56 m² terrace and 2 parking spaces, again per the developer's price list (June 2026). On top of the purchase price, any buyer in Portugal also carries acquisition costs — transfer tax (IMT), stamp duty and legal fees — which we keep in the separate buying-process guide rather than fold into a headline here, since the exact figures depend on your residency and circumstances.

How much is left, and when is it ready?

As of June 2026, 19 of the 32 apartments are sold and 13 remain available, per the developer's first-party sales records (June 2026). That figure is live: it moves as homes sell, so we state it with a date rather than as a fixed claim, and the current number is always worth confirming with us directly before a visit.

Delivery is expected in 2027. Tower 1 is under construction now, and we describe the timeline as expected rather than guaranteed for a simple reason — construction dates can slip, and a date we mean to hold is worth more than a promise the building cannot keep. As one of our own internal notes puts it, "expected, not guaranteed," and that is the spirit in which to read every date here.

Who is building it?

The work is in-house, which is part of why we can stand behind the detail. The architecture is by Sofia Granjo, a Porto architect since 2013; the construction is by Prodescon, a cross-border contractor working from the Galician northwest; and the model floor was decorated by Malaro Studio. Inside, the named fittings are Bosch in the kitchen, Daikin for climate and an Otis lift.

Sales are handled directly by us — there is no third-party broker between you and the developer. That means the person who answers your question about a floor plan or a price is the same team that holds the records this page is built from. You can visit the show flat to see the finish level in person, or read the photo and render gallery first to decide whether it is worth the trip.

The honest limits

Three things are worth saying plainly, because they are the parts a glossy brochure tends to soften.

First, the name. Privilege Gardens is the registered brand, but these are apartments with private terraces — 13 to 18 m² on a T2, about 56 m² on a T3 — not houses with gardens. The terrace is the outdoor room, and we would rather you pictured that correctly than arrived expecting a lawn.

Second, the gallery. The images of the interiors are renders and a decorated model floor, not photographs of a finished, handed-over apartment, because the building is still under construction. They show the intended finish faithfully, but they are a design, not a record of a completed home.

Third, the date. Delivery is expected in 2027, and "expected" is doing real work in that sentence. We hold ourselves to it, but we will not dress a construction timeline up as a guarantee. What survives all three caveats is the part that matters: a 32-home building in Antas, with a clear T2-and-T3 mix, real areas and parking, priced on a list we will show you, sold by the people who built it.
