Why it matters: Anyone comparing apartments wants the schedule, not adjectives: how big each home is, what outdoor space it carries, how many parking spaces, on which floor, and what it costs. Privilege Gardens has two typologies — 30 T2 homes and 2 T3 penthouses — so we list all of it from our own unit data, label every price as a developer asking figure, and flag where a specific unit differs from its plan-variant headline.
Privilege Gardens is 32 apartments in Antas, eastern Porto, in two typologies: 30 two-bedroom T2 homes across floors 1 to 6, and 2 three-bedroom T3 penthouses on the seventh floor. The T2 starts at €357,500 and the penthouses are €730,000 each — developer asking prices, per the developer's price list (June 2026). Delivery is expected in 2027. This is the full schedule, read straight from our own unit data; the wider development is covered in the Privilege Gardens development guide, and you can see the homes in the gallery.
The quick way to hold it in your head: the T2 is the volume home, repeating up the stack on 5 plan variants, and the T3 is the trophy — two penthouses, both still available, with terraces near 56 m².
| Type | Interior area | Terrace | Parking | Floors | From price (asking) | |

The T2: five plans, one to six
Thirty of the 32 homes are T2 apartments, and they come in five plan variants labelled A to E. Interiors run from 79.8 m² on the compact A plan to 88.09 m² on the larger B plan, each with a single parking space and a terrace of between 13.02 and 18.24 m², per the developer's unit schedule (June 2026). The variants repeat up the building, so the same plan recurs on several floors rather than every apartment being unique.
The headline price is €357,500, the developer asking price for unit 1.1, and available T2 homes currently run up to about €395,000, per the developer's price list (June 2026). Prices are first-party list figures, not market transaction prices, and they sit against an Antas asking market we set out in the investing-in-Antas guide. As we put it on the unit schedule, "every price here is a developer asking figure, not a transaction price."
| Variant | Interior | Terrace | Parking | Floors | |
|---|---|---|---|---|---|
| A | 79.8 m² | 13.02 m² | 1 | 2–6 | |
| B | 88.09 m² | 16.97 m² | 1 | 1–6 | |
| C | 81.63 m² | 17.82 m² | 1 | 1–6 (+7.2) | |
| D | 81.34 m² | 18.13 m² | 1 | 1–6 | |
| E | 83.06 m² | 13.09 m² | 1 | 2–6 |

The T3 penthouses: two homes on floor 7
The two T3 apartments are penthouses, and they exist only on the seventh floor. Unit 7.1 is 142.06 m² of interior with a 56.3 m² terrace, and faces Rua de Contumil. Unit 7.3 is 140.92 m² with a 56.01 m² terrace, and faces Rua Diogo Cão. Each penthouse carries 2 parking spaces — twice the T2 allocation — and both are priced at €730,000, per the developer's price list (June 2026).
The terraces are the headline: at about 56 m² each, the outdoor space on a penthouse is roughly the footprint of a small T2 interior. As of 2026-06-05 both 7.1 and 7.3 are still available, which is the genuine hook here — the two trophy homes have not yet gone.
| Penthouse | Interior | Terrace | Parking | Faces | Price (asking) | |
|---|---|---|---|---|---|---|
| 7.1 | 142.06 m² | 56.3 m² | 2 | Rua de Contumil | €730,000 | |
| 7.3 | 140.92 m² | 56.01 m² | 2 | Rua Diogo Cão | €730,000 |

What is available now
Availability is a moving figure, so we date it. As of 2026-06-05, 13 of the 32 homes are available — 11 T2 apartments and both T3 penthouses — with 19 already sold. The available T2 homes are units 1.1, 1.2, 1.3, 1.4, 2.2, 2.3, 2.4, 2.5, 4.5, 5.5 and 6.5. Every home in the development is energy class A+ and comes with private parking.
The honest limits
Two things to keep straight. First, the plan-variant areas are headline figures, and a specific unit can vary slightly from them: unit 1.1, for instance, measures 80.27 m² in the schedule against the 79.8 m² of the A plan it follows. When a particular apartment matters to you, use the per-unit figure, not the variant headline. Second, this guide lists only what our unit schedule records — area, terrace, parking, floor, price and status. It does not state bedroom or bathroom counts, ceiling heights or finishes, because those are not in that dataset; the gallery and the development guide are where the look and the wider build are covered.
What survives those caveats is the schedule itself: 32 homes, two typologies, every area and price first-party and dated — the part you can actually plan around.

Two typologies. There are 30 two-bedroom T2 apartments across floors 1 to 6, on five plan variants (A to E) ranging from 79.8 to 88.09 m² of interior area, and 2 three-bedroom T3 penthouses on the seventh floor of about 141 to 142 m² each. The T2 starts at €357,500, the developer asking price for unit 1.1, and currently runs up to about €395,000 among available homes (developer pricing, 2026-06-05). That is a first-party price list figure, not a market transaction price; ask us for the current price on a specific unit, since availability changes.
How big are the T3 penthouses, and what do they cost?
Both T3 penthouses are on floor 7. Unit 7.1 is 142.06 m² of interior with a 56.3 m² terrace facing Rua de Contumil; unit 7.3 is 140.92 m² with a 56.01 m² terrace facing Rua Diogo Cão. Each carries 2 parking spaces and is priced at €730,000 (developer pricing, 2026-06-05). As of that date, both penthouses are still available.
How much outdoor space does each apartment have?
Every home has a terrace or balcony. T2 homes carry between 13.02 and 18.24 m² of outdoor space depending on the plan variant; the two T3 penthouses each have a large terrace of about 56 m². The figures come from the unit schedule and are stated as the development's own data, dated 2026-06-05.
How many apartments are still available at Privilege Gardens?
As of 2026-06-05, 13 of the 32 apartments are available — 11 T2 homes (units 1.1, 1.2, 1.3, 1.4, 2.2, 2.3, 2.4, 2.5, 4.5, 5.5 and 6.5) and both T3 penthouses (7.1 and 7.3) — with 19 already sold. That is a live snapshot; confirm the current list with us before you decide.
